Common mistakes that tenants and buyers of commercial real estate make are trying to represent themselves directly or using the landlord's broker (or even a broker from the same brokerage company that the landlord uses) to represent them.  This is like going to court and representing yourself or using your opponent's attorney to represent you.  Not recommended.  And the landlord or seller of commercial real estate pays your broker a commission as part of the lease or sales price and doesn't credit you this commission if you don't use your own broker.  By not using your own broker to represent you, you are helping the landlord or seller and hurting yourself including paying too much and exposing yourself to large financial and legal issues in the lease or purchase contract.
